Reaching Out Into Our Community

On April 19th, over 900 churches in North Carolina participated in the single largest statewide mission project ever undertaken by North Carolina Baptists.  Included was Edenton Baptist Church and two of our sales team:  our broker-in-charge and home builder, Waldo Winslow, and our associate broker and construction coordinator, Karen Long. Waldo Winslow and Karen Long at Operation Inasmuch

Operation Inasmuch was begun in 1995 by a Baptist church in Fayetteville, NC, and has become a bi-annual, interdenominational event in that area.  Operation Inasmuch has stretched its helping hand to several states outside of North Carolina, and has even been done in Canada and by at least one church in England!

Edenton Baptist Church had approximately 125 volunteers working on many different projects.  Waldo and Karen were part of a team who assembled playground equipment for a foster care home.  Many other projects included doing yardwork, building steps on a home, painting projects, visiting the local nursing home and providing meals and care packages within the community. 

This day of local missions is just one example of what makes Edenton such a wonderful community.  So many friendly faces actually willing to reach out and help their neighbors goes above and beyond “southern hospitality” to make this a truly special place.

Ready for the Real Estate Market

Whether you are buying your first home or your fourth, there are five basic things you need to know before you venture into the marketplace.

Know your budget – A thorough financial analysis is crucial. It will determine many of the parameters for your property search. It will help you make the most of your money while preventing you from considering homes that are beyond your capabilities. Nothing is worse than seeing a home you love and then realizing it is not financially feasible.

Know what you want - Only the most fortunate buyers find properties with every item on their wish list. Instead of searching for the perfect home, prioritize your wants and needs. Things to consider include location, tax rate, school system, square footage, property size and amenities. If you know what you want, you will be ready to recognize “the one” when you see it.

Know the steps- Increase your comfort level by learning as much as you can about the transaction process. Find out about the components of the offer. Research the different types of inspections needed. The better you understand the process, the less anxiety you will feel during the transaction.

Know the marketplace – Knowing the market conditions will help you set the right expectations. For instance, if it is a seller’s market you may have to make an offer without certain contingencies. If it is a buyer’s market, you may be able to offer considerably less than the asking price. You should also make a point to follow interest rates and learn about different mortgage products.
